SO WHAT DOES A PROPERTY MANAGER DO?
Almost everything but your laundry, sorry.

In order to protect their investment, owners of investment property have hired me to look after it for them. Now all they have to do is wait by their mailbox each month for their rent check.

WHAT DO I CHARGE FOR ALL THAT I DO?
For a very modest fee of 8% of the monthly rent, or $100.00, whichever is less, I take care of everything that the owner would otherwise have to do.

BEGINNING WITH A VACANT HOUSE:
Being an active licensed Realtor, I list the house with the Houston Multiple Listing Service to advertise for a tenant.
Upon receiving an application for rent, I check the qualifications to be sure we have a tenant that can and will pay the rent on time and take care of house.

DURING THE TERM OF THE LEASE:
Periodic unscheduled visits are made to the residence to check the condition and to see if any preventative maintenance needs to be done.

WHEN THE LEASE EXPIRES:
The tenant is allowed to renew their lease or they are not. If they are not allowed to renew, the process starts all over again.
If we have a good tenant it is always less expensive for the owner to keep them than to go through the clean-up process and advertise for a new tenant.

WHEN THE RENT IS PAID:
When the rent is paid, the money is deposited into an escrow account. Any outstanding invoices for repairs, utilities, etc, are paid. When my management fee is deducted, a check is written to the owner.
A statement itemizing all transactions that took place during the month, with copies of all invoices, accompanies the owners check.

WHAT OTHER MONTHLY MANAGEMENT FEES ARE THERE? NONE !! Unlike most other property managers I DO NOT charge additional trip fees or service call fees for anything that I do concerning the MANAGEMENT; like getting bids and arranging for repairs, supervising repairs, painters, etc. I feel the monthly management fee covers all that. THAT'S WHAT MANAGEMENT IS.

The good news here is that I can be your Realtor for this also.
You can continue to use me just in another capacity. By continuing with me, you eliminate any time interruptions or
other delays when you are ready to either rent or sell your
house. My rates to act as your licensed real estate agent are
the same as other realtors charge in your market area.

IS THERE ANY REASON OR ADVANTAGE TO ME TO USE ART CLEPPER AS MY AGENT OVER PICKING ONE FROM THE LOCAL TELEPHONE DIRECTORY?

ABSOLUTELY THERE ARE MANY ADVANTAGES TO YOU.

1. You already know me and how I have performed for you during
the management phase. We have by now established a working
relationship.

2. I, in turn, already know your property.....inside and out.
I know the location, condition, and the other houses near
it which are going to be compared to yours, as well as their
general condition and appearance.

3. What I cannot actually see in these comparisons, I can
research in depth with factual and recent computer records
available to me. I will be able to then discuss with you
specifically and realistically the top dollar amount you
can expect to get in todays market. The less time your house remains vacant the more your investment is working for you.
